I'm not sure about "premies" (premiums? contributions?)and "waarborg" (security?) here.

this refers to the tenant's (proportional?) share of the security deposit; in NA English you would probably use 'share' instead of 'contribution', since the latter has a connotation of being voluntary (even when it's not, like Social Security contributions).
